Wishart is in a cluster of suburbs in Brisbane’s southside which experienced a strong surge in land values in the recent round of valuations conducted by the Valuer-General earlier this year. Along with Mansfield which soared by a massive 26.9 per cent, Wishart rose by 24.6 per cent. These rises should be compared with the Brisbane average of 9.9 percent which is quite respectable in its own right.
We also saw a sharp rise in the median value of a home in Wishart. In April 2016 the median stood at $815,000 which was up from $617,500 in May last year – an increase of 32% which is huge by any standard. Unit prices on the other hand dipped to a median of $376,250 compared to $384,500 in May 2015.
The number of home sales in Wishart during 2015 was 129 while the number sold to date in 2016 sits at just 41 properties. This number is expected to accelerate in the second half of the year.
This increase in house prices in Wishart can be attributed to :-
- High demand by families to live within the Mansfield State High catchment. This school is now the most “in-demand” high school in Brisbane overtaking Brisbane State High.
- The recent Valuer General land valuations.
- Great Transport and Shopping facilities.
- Many private and public schools within easy driving distance.
